The highly anticipated third season of Netflix hit Selling Sunset has premiered. The friendship drama between Mary Fitzgerald and Christine Quinn has been resolved (for now) and Chrishell Stause endured the start of a painful divorce from This Is Us star, Justin Hartley. While those plotlines were addressed, there are still many questions that have yet to be answered. 

The end of season three left many plot lines left to be explored in season four. It even set up the potential for a similar season structure to seasons two and three. A fourth season could also explore two potential and one confirmed departure from The Oppenheim Group. Below is everything we know about the fourth season of Selling Sunset.

Renewal

Surprisingly, Netflix hasn’t confirmed season four of Selling Sunset yet. This is quite surprising as there was no hesitation in pumping out the next season after season two. But with the shows continuous high viewership, it’s no doubt Netflix will renew it soon. With the pandemic raging on, there’s no rush. 

Release

Chrishell Stause Selling Sunset

Even if the show is renewed sooner rather than later, filming likely won’t start anytime soon. In an Instagram story, Selling Sunset star, Chrishell Stause revealed their crew is very large and it’d be difficult to follow social distancing and safety requirements. Not to mention, even the rich and famous likely aren’t looking for million dollars homes in the Sunset Valley area. The brokers likely aren’t having any open houses or get together with the whole team anytime soon. And as viewers can see in earlier seasons, these events are where the drama really gets heated. 

With this in mind, a fourth season may start filming when the pandemic has slowed or a vaccine is available. Best case scenario, this will happen in early 2021. Worst case scenario, filming won’t start until June or July of 2021 or possibly even later. Season three was filmed in late 2019 so it’s possible season four will be filmed in a similar time frame— just two years later. With a two-year time jump, there would certainly be lots of new material to cover. There may even be a successful real estate company to compete with The Oppenheim Group...

Brett Oppenheim recently left The Oppenheim Group to start Oppenheim Real Estate. He founded and ran The Oppenheim Group with his brother, Jason Oppenheim. Although, on the show, Jason is usually seen making all the decisions. While Brett pops in every once and a while, he’s never the focus of any plot lines of the show. The split was shocking as there was no indication to fans Brett was planning on starting his own firm. The first news of the departure came from Selling Sunset star, Christine Quinn, before the season 3 premiere. 

There could be multiple reasons for Brett’s departure. He may have felt like Jasons’ sales and leading appearance on Selling Sunset was hindering his sales ability. It no doubt must be hard trying to sell houses while competing against an identical twin with more air time. Even though all of the brokers work together at the same brokerage, the competition aspect of getting certain listings does cause conflict and tension. A completely separate brokerage firm would give Brett the opportunity to really showcase his skills. It’s also possible Brett wasn’t a fan of how the show affected their careers. For someone who doesn’t want to be filmed all that much, having cameras film your workplace constantly would be beyond frustrating. Because no cameras were rolling at the time of the split, the specifics won’t be featured on season four either. But we may see the fall out from the split play out. 

New Plots

With a split between the brothers, it’s possible Brett may convince some of the stars to join his team. As of now, all of the brokers on Selling Sunset’s cast are still featured on The Oppenheim Group’s website so they all still work for Jason. Towards the end of season three, Jason drew the ire of many brokers for favoring Mary, who happens to be his ex-girlfriend. The commissions from listings sold are the bulk of, if not all, of the brokers' income and it can sometimes be difficult for the brokers to find successful listings on their own. Prioritizing Mary over the other equally hard-working women could certainly drive others away from the brokerage — and from the looks of it, some were ready to leave at the end of season three.  

One unresolved plot of season three is Davina’s $75 million listing. She had trouble finding buyers for the overpriced property and the owner wasn’t willing to reduce the price point in an effort to make it more appealing. Jason was never a fan of the listing and was ready to dump the property from The Oppenheim Group’s roster. Davina requested an extension on the property because she had only been working on the listing for three months (which apparently isn’t that long in the real estate world). Jason refused and rather curtly said Davina had made a bad call. Jason insisted that if she was to keep the listing she would be damaging her reputation and the reputation of the brokerage as a whole. Most brokers agreed Jason had been unnecessarily harsh and some said he was just on an ego trip because Davina’s property would be the highest-selling Oppenheim Group listing. Davina repeatedly emphasized how she had her own brokerage license (which is more advanced than a real estate license) and could easily separate from The Oppenheim Group. Maybe she’ll decide to ditch Jason and join Brett instead. 

Davina isn’t the only one who may leave The Oppenheim Group behind. Maya Vander was leaning towards moving to Miami full time by the end of the season. After watching Chrishell endure a painful divorce, Maya wanted to focus on her marriage and family more and splitting time between California and Florida made that difficult. At the time of filming, Maya was pursuing her brokerage license in Miami and asked Jason whether he’d be interested in expanding The Oppenheim Group in Florida. Jason said they’d revisit the discussion but he didn’t really seem interested. If Brett was willing to expand early on and set up shop in Sunset Valley and Miami, Maya may consider transferring to Oppenheim Real Estate. 

New Characters

A lot can change in two years. Fans may be ready for some new faces in addition to the returning stars by then. One of these new faces may be Graham Stephan, another broker at The Oppenheim Group, and an accomplished YouTuber. With Graham’s almost three million subscribers, he already has a fan base to add to the show's viewership. Graham was the first broker Jason and Brett welcomed to The Oppenheim Group 13 years ago. Back then Graham was new to the brokerage business at a mere 18. Now, at 31 years old, he has years of experience and a plethora of celebrity clients under his belt. 

Graham isn’t the only Oppenheim Group broker not featured in the show. Nicole Young and Alice Kwan, two other brokers, may also be featured in the show going forward. But, unfortunately, viewers will likely have to wait until late 2021 or early 2022 to see what happens to the returning cast members and what new faces will join.
